The Jakarta provincial government is considering using Gubernatorial Regulation No. 55 of 2018 concerning housing service tariff rates to determine the rental rates for city-managed Kampung Susun Bayam (KSB) apartments in North Jakarta.
“If the management is handed over to the provincial government, the tariff will refer to Gubernatorial Regulation 55/2018,” head of the Jakarta Public Housing and Settlement Area Office, Sarjoko, informed here on Wednesday.
Currently, his office is still discussing the plan to transfer the apartment’s management with Jakarta regional-owned enterprises (BUMD), provincial government-owned construction company PT Jakarta Propertindo (Jakpro), the Jakarta BUMD Board of Patrons, and assistants to the acting governor of Jakarta.
In the gubernatorial regulation, there are two categories of apartments: “programmed” and “general,” with different rental rates. Sarjoko did not specify whether the residents residing in the Kampung Susun Bayam apartment will belong to the programmed or general category.
Based on the regulation, in the programmed category, the highest rental rate for an apartment in a block building with a maximum of five stories will be Rp372 thousand per month for Type 30.
For Type 36, the highest rental rate will be Rp394 thousand per month.
The prospective residents of KSB, totaling 123 heads of families, are former residents of Bayam village who were affected by the development of the Jakarta International Stadium (JIS). The construction of KSB started in early May 2022 and it was inaugurated on October 12.
KSB has three towers of four floors each, consisting of 138 residential units, but so far, prospective and eligible residents have not been able to occupy them.
Earlier, Jakpro corporate secretary Syachrial Syarif said that his party, the provincial government, and the North Jakarta administration, have agreed to refer to Gubernatorial Regulation No. 55 of 2018 for determining KSB rental rates.
“(The rate) is no longer based on Jakpro’s calculation of economic tariff,” he informed on Saturday (November 26).
